Dear Double Eagle Condominium Owners,

Last July, at the annual association meeting, the Board of Directors formed a committee and charged it with investigating possible renovations to the buildings and to the common areas of the Double Eagle complex. This project was undertaken with the dual purpose of upgrading the buildings and properly redressing some of the on-going maintenance, structural and drainage problems such as the hot tub, the roof and the spring under Building B.

As many of you have undoubtedly noticed, many of the older outdated condominium complexes in Breckenridge are or will be undergoing major renovations. The Board recognized that the maintenance of (and hopeful increase in) property values in Double Eagle condominiums requires some capital investment at this time.

The Committee spent a great deal of time in the fall setting out its priorities and interviewing architects to find one with the proper experience, working relationships and understanding of the complex’s needs, with an important factor being the budget. The local firm of Baker-Hogan was chosen to help with this project. An agreement was signed with Baker-Hogan in January. Initially, Baker-Hogan is providing us with drawings both of the current site plan and structures and feasibility study which will set forth some renovation options. These drawings are nearly completed. The feasibility study will be shared with all condominium owners upon completion.

The Committee will go to the membership for approval before authorizing the start of any renovations. The Condominium Declarations and bylaws of the Double Eagle Condominium Association require consent of a simple majority of the condominium owners (based on ownership of the common elements) before incurring capital expenditures in the anticipated amounts. You will be given some information on financing and some time to obtain any necessary financing if and when a plan for renovation is chosen.

The committee still hopes that renovations can be started and completed this summer and fall. Start dates, however, will depend on the timing of the Town’s approval of the renovation plan, once chosen, and the availability of the contractor. Due to urgent maintenance and security needs and insurance requirements, it is anticipated that some renovations (roof, hot tub) absolutely will be completed this summer.

In order to keep the condominium owners informed of our progress in an efficient and cost effective manner, a web page has been set up and is available for your access. The web address is www.altia.com/doubleeagle (a page off of Mike Juran’s company’s web site). The committee intends to use this as the primary method for communication. In addition, it would be very helpful if the Committee could communicate via electronic mail with all condominium owners.
